Imagine a lovely young couple, currently enjoying the hustle and bustle of Potts Point but dreaming of something more permanent to call their own. Having sold their strata apartment about a year ago, they had been on a journey. Saving aggressively and waiting for the stars to align with their new jobs and lending potential. When they approached me in February 2026, they weren't just looking for a house; they were looking for a place to build their future.
What was most important to the client
For this couple, the "where" was just as important as the "what." They had a very specific vision for their next chapter:
The Balmain Dream: This suburb was their absolute "north star" - the only place they truly wanted to be.
A House, Not a Flat: They were firm on moving away from strata living; they wanted a freestanding or terrace house all to themselves.

The Search
Our search kicked off in mid-February 2026, a time when the Inner West market was just starting to shift gracefully in favour of buyers. We pounded the pavement and explored several interesting leads:
Harrow Road, Stanmore: We looked closely at a three-bedroom home that offered a glimpse into Inner West potential, but at a sale price of $2.25 million, it sat well above the value we were comfortable with, especially considering the renovations required.
An Off-Market Opportunity in Goodsir Street Rozelle: We had a "first look" at a property right on the Balmain border. While the land size was tempting, the sheer scale of the "fixer-upper" project was a bit too much for my clients to take on.

The Outcome
This purchase was a strategic victory. I actually discovered this property off-market before it ever graced the pages of RealEstate.com.au or Domain. However, we felt the seller was being a bit ambitious with their pricing. Rather than overpaying just to keep it off-market, we chose a "wait and see" strategy. We allowed the property to test the market for two weeks of open homes, which eventually helped the owner realise that our valuation was the right one. Learnings
