3 very different clients. 3 successful purchases. 1 shared outcome
One of the biggest challenges buyers face when considering a buyer’s agent is believing the fee is linked to time spent. It isn’t. The fee represents an outcome being achieved—and that’s one of the things I love most about this profession.
The outcome is simple and mutually beneficial: the buyer secures a property they love, and when they do, the buyer’s agent gets paid.
The tricky part is that every client’s journey is different. You quote a fee without knowing the twists and turns that lie ahead. Some journeys are smooth and fast; others are full of detours.
This past week I purchased unconditionally for three very different clients. Here’s how their stories unfolded:
Client 1 – The First-Home Buyer
Brief: A single first-home buyer searching for a one-bedroom apartment with parking and a balcony around Darlinghurst/Surry Hills, under $900k.
Process: I shortlisted 48 properties in one month, and we inspected 3 off-market options together.
Result: We secured a renovated apartment in his dream location, in a solid building with no major strata issues. Completely off-market—no competition—and $15,000 less than what the seller had paid five years ago.
Client 2 – The Growing Family
Brief: A young family upsizing from an apartment, looking for a character-filled house in Maroubra/Kingsford, with renovation potential.
Process: I shortlisted 63 properties over two months. We pursued three seriously: one fell through when the vendor pulled out, one auction ran too high, and one pre-auction offer was out of reach. After about a dozen inspections (and some changes to budget and brief), we found the right fit.
Result: A beautiful three-bedroom Californian Bungalow, move-in ready with future renovation potential—secured pre-auction.
Client 3 – The School-Zone Seekers
Brief: A family with school-aged kids wanting a low-maintenance home in Maroubra so their children could walk to school.
Process: I’d negotiated for them a year ago, unsuccessfully. When this property hit the market, they called me straight away. With a back-up option in play, we ran due diligence on both properties in parallel. By Monday (just after the first Saturday open home), we submitted an unconditional offer.
Result: The offer was accepted Monday evening—subject only to no higher offers by Tuesday morning. Thanks to preparation and speed, we outpaced the competition and secured their ideal home.
The Bigger Picture
In real estate, people talk about “doing deals.” For me, it’s never about that. It’s about listening, understanding, and aligning with each client’s goals, values, and budget. Whether it takes a week, a month, or a few months, we stay in step until the right outcome is achieved.
