I’m Back, and Buyers Have the Upper Hand
I’m back!
After some time away on maternity leave, I’m officially back at work, and feeling incredibly excited (and yes, slightly outnumbered) with two little ones under two and a half at home. Life is full, busy, and a little chaotic… but it’s exactly the kind of pace I thrive in, and I couldn’t be happier to be back doing what I love.
And it’s an interesting time to return.
It is a Buyer’s Market! 100%!
Right now, we’re seeing a genuine shift in the market. Conditions are sitting firmly in buyers’ favour which is something we don’t see often, and more importantly, something that rarely lasts for long.
Which brings me to something I really want buyers to understand.
This isn’t a “wait and see” market. It’s a window of opportunity.
One of the biggest misconceptions I’m seeing right now is buyers holding off because prices have softened. But when you look at the full picture, this is actually one of the smartest times to upgrade.
For example:
If you’re selling a property that may have achieved $1,000,000 in a stronger market, you might now be looking closer to $900,000. On its own, that can feel like a step backwards.
But if you’re buying your next home in the same conditions: say a $2,000,000 property now trading closer to $1,800,000, you’re effectively coming out $100,000 ahead.
That’s the part most people miss.
It’s not just about what you “lose” on the sale—it’s about what you gain on the purchase. And in a buyer’s market, that leverage is incredibly powerful.
These conditions don’t tend to stick around for long in Sydney.
The buyers who get organised early, understand their numbers, and are ready to act are usually the ones who benefit most.
If upgrading has been on your mind, now is the time to get your foundations in place.
Get your pre-approval sorted ASAP (I can recommend an excellent broker if you need).
Get really clear on what you’re looking for.
Be ready to move when the right opportunity presents itself.
