The Buyer Wobble: Why Hesitating on a Property you Love is Completely Normal
Someone asked me recently how many of my clients I actually end up buying for. It's a fair question, so I went back through four and a half years of data. The answer: 89% of people who come on board with me as a full-service client end up owning a property.
That number matters less than the 11% who don't, because the reasons behind that gap tell you something important about buying property in general.
Why some clients don't buy
Most of the 11% didn't miss out because the market beat them or because they couldn't find anything. For most of them, life changed. A job became less secure. A relocation came up. Personal circumstances shifted and buying stopped being the right move.
A smaller number simply had a budget and a wish list that were never going to meet. No amount of searching fixes that gap. But outside those two groups, there's a third reason people don't buy, and it has nothing to do with the market or their finances. It's what I've heard called the buyer wobble.
What the buyer wobble actually is
I was listening to a great podcast recently, The Oddi Poddi, hosted by Adrian Oddi from Bresic Whitney in Balmain. He described the buyer wobble perfectly: you find a property you love, you can afford it, and then you talk yourself out of it anyway.
Maybe interest rates might move again. Maybe prices will drop another 5%. Maybe something better is around the corner next week. None of these thoughts are irrational. Buying a home you'll live in is one of the biggest financial and emotional decisions most people make. A wobble at some point is almost universal.
What makes it worse is that everyone around you has an opinion. Family, friends, colleagues, all with a view on whether it's the right time, the right property, the right price. The problem is none of them know your priorities, your finances, or how comfortable you actually are at that number. Nobody else in that conversation is championing for you.
Why a buyer's agent changes the equation
This is exactly why clients working with a buyer's agent are far more likely to actually buy. A buyer's agent doesn't remove the fears or the doubts, because those feelings are real and often reasonable. What changes is that you have someone giving you the actual information you need, so those doubts become informed decisions rather than anxieties running the show.
I've written before about finding something you love early in your search. Loving it early doesn't mean you should wait. It means you need enough information to know how often that type of property actually comes up, so you can act with confidence instead of hesitation.
When I'm working through final due diligence with a client, comparable sales, nearby development applications, the lawyer's contract review, we're usually within 24 hours of putting in an offer. The first thing I ask every client the next morning is whether they slept. The answer is almost always not much. That's normal. It's a big decision and I never want a client to feel like it shouldn't feel big.
When couples don't agree
For couples, the wobble often shows up differently. One person has doubts the other doesn't share, and suddenly you're not on the same page about a property you were both excited about days earlier. This is where having an independent third party matters. I listen to what's important to each person individually, then help the two of you weigh where the property actually sits against both sets of priorities, together.
It's okay to walk away too
Sometimes the outcome of working through a wobble is deciding not to buy, and that's a legitimate result. You might look back in six months and wish you'd gone for it. Plenty of buyers do. But you can't rewind the decision. What you can do is make sure that next time you find something you love, you've got the right information to move on it with confidence rather than second-guessing yourself into missing out.
